I’ve had an extensive military career exposing me to a vast degree of leadership, approaches and methodologies. I have close to 20 years of Information Technology experience where I’ve been directly involved with leadership, research, analysis, project management, budget and technical writing. I can share my real estate investing experience in relation to every project I’ve been involved with.”

Why do you wish to participate in Mastermind program – “Participating in a small focused group of investors in various stages of development and experience will provide an opportunity to learn different business models and strategies, which will allow me to broaden and deepen our own business. It is particularly advantageous for me join this group as beginner since my business model is still being formed; however, the beginners’ perspective can also be of value to the group. The best way to learn something is to teach it. Also, it’s always helpful to have people who aren’t afraid to ask questions.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “As we are beginners ourselves, we are relatively limited in how we can help others. Of course, there are many aspiring real estate investors that have yet to do their first deal. We’ve been able to help these aspiring investors by discussing their goals and their approach to the business as well as sharing our business model and our experiences. One of the things that we have both found is that experienced investors tell stories of when a deal goes extremely well or they focus on showcasing their seasoned business model. Beginners are not always given a realistic idea of what it takes to get started, the difficulties involved, or the tenacity that is required to get started in this business. This is a problem because it can lead to people giving up when reality doesn’t match the story. We try to help by sharing our experiences in a realistic manner.”

Why do you wish to participate in Mastermind program – “I need to focus my time and efforts to achieve the maximum outcomes. I have relied on wholesalers and a limited amount of direct marketing to grow my business in the past, but that has proven to be fairly unsuccessful up to this point. It is also clear to me that there are a lot of people that aspire to succeed in this business but lack the knowledge, work ethic, time and money it takes to get there. I need to surround myself with the people that have those skills and resources. As the mission states, like minded people that hold each other accountable ultimately make one another successful. I am sure i can contribute to this group as well as benefit from it.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “I have several investors (wholesalers) that i have provided information and guidance. I gave Jazmyn a set of books on rehab and went through some of the techniques of a successful rehab project. I have also guided her and others on what to look for and what constitutes a good wholesale deal.

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? – “Short term is to build my business to the point of replacing current non-real estate related income. Long term is to continue my DC based business and add an equally successful business investing in south Florida. Wealth building plan is to add income producing properties over the next five years.”

Why do you wish to participate in Mastermind program – “My mission is to take my business to the next level by joining a mastermind group, surrounding myself with like minded people who have experience in all levels of real estate. In turn I also hope to be able to share my experience to help someone else avoid potential pitfalls and to navigate their path more easily”

I’ve even allow them to utilize my resources such as contractors and lenders at no charge.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? – “My short term goal is to build or acquire a rental portfolio that will generate $10-$15k in cash flow after tax.

My long tern goal is to develop 100+ unit complexes to generate $1M + a year.

I will get to short and long term goal by building a network of like minded individual that will help in growing capital and building a relationship with a bank that focuses in real estate development.”

Real Estate Investing Experience – “I bought my first buy and hold rental in the Spring of 2008. A friend of mine new the renovator and wholesaled me the property. The next property I bought was in the Spring of 2010. The same friend renovated the property. Since then I have been interested in making money through real estate. I took classes from Rich Dad Poor Dad and learned about different aspects of Real Estate Investing. I have renovated properties, wholesaled properties, brokered hard money, brokered private money for debt, brokered equity partnerships in renovations, and I am a licensed mortgage loan officer. In August of 2013 I quit my 9-5 job as a dental equipment salesman and have been a full time real estate investor since. ”

Non-Real Estate Business Experience – “I graduated from University of Maryland in Jan of 2014 with a Econ Degree. My first job out of college was selling linen service contracts to restaurants. I reached my ceiling at the company. I hit president’s club my first year, my third year at the company I sold the most profit dollars in the history of the company, fourth year I was on the same pace when I quit to sell Pharmaceutical Goods. I worked in Pharma starting in Fall of 2008 but the company went out of business in Spring of 2009. December of 2009 I started working for Patterson Dental selling dental supplies and equipment. I quit that job in August of 2013 to focus full time with Real Estate Investing.”

Why do you wish to participate in Mastermind program – “I am looking to take the next step in my Real Estate Investing career. A group collaboration is something that I could be a strong asset to. Everyone has different strengths and weaknesses. Being in a well rounded group allows everyone to focus on their strengths. When everyone is only working to do what they do best serious growth can occur. I have a young daughter and a pregnant wife. It has never been more important for me to reach my earning potential as it is now. I can be a vital member of your group.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “I have many times reviewed deals for people and given them my advice. Usually I end up telling Sellers how to best vet their offers. I have read through contracts and let Sellers know pit falls to look out for.

While being a loan officer I often speak with Realtors who would like to learn more about the investing side. I supply them with my contract,and assignment agreement. I try to help them get up to speed quickly and avoid mishaps that I have learned along the way. I do not ask for compensation for this. Hopefully if they even need help or a partnership along the way they will reach out to me.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? – “Short term I am going to buy 3 more rental units in 2018 that cash floor greater than $500 each month after PM is paid for. Short term is to have 5 people working with me full or part time on Real Estate Investing side. Another short term goal is to make $1,000,000 gross income in 2018 between real estate investing and CRM Lending where I have my mortgage license.

I will get there by being more active and closing more deals. Being part of your group will help me achieve my objectives faster.”

What specific topics/subjects you will SHARE with other mastermind members? – “I am a strong wholesaler, single family home renovation up to 4 unit condo conversions, I am strong at sourcing private money and have great relationships with a few prominent local Hard Money Lenders.”

Bootstrapping and constantly adapting to the surrounding environment helped build the business. Like most people my life started simple, but as my businesses developed, so did I. Why do you wish to participate in Mastermind program – “To improve my knowledge of the investing world and to share my experiences with others to do better. Be with like minded folks that want to enjoy the journey to successfulville. The most important is to learn from yesterday to improve today!”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “Helping others is the most enriching and rewarding accomplishment. I have assisted both wholesaler and rehabbers with deals that they where unable to close. We closed the deals and the wholesaler was able to have they assignment fee ( they wholesaled it to another rehabber ) and assisted rehabbers with challenges they had with unforeseen issues that they had NO IDEA HOW TO CONQUER. With are expertise was able to get it to market.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? –  “Short-term next 12 month purchase 2 buy & holds and have paid off in 5 -7 years, 30 wholesale deals, 12 rehab projects. Get a more productive motivated sellers marketing campaign to be able to double in the next 18 -24 months.

Long-term to add an additional 10 buy & holds  in our rental portfolio and have them paid for in the next 10 years. Wholesale 80 – 100 deals per, and stop rehabbing within the next 2-4 years

Why do you wish to participate in Mastermind program – “I am looking to grow my business quickly to a new level with the intention of becoming more hands off.  I feel that surrounding myself with other investors who are also on a path of growth I can only learn and improve my own capabilities.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “For the past 14 years I have been a volunteer at MAREIA with their landlord discussion group. And more recently for the past two years I have been co-coordinating the Baltimore REIA Landlord meetings. It has always been my passion to share my knowledge and help other new investors shorten the learning curve with this business. I believe that we are all partners in this business together and if we teach others to be ethical and do things the right way we will all improve the value of the areas in which we are investing.  Property values go up. We all win.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? –  “It is my intention to grow my business where I can be more hands off.  I want to do networking, bringing more business in, consulting and mentoring.  My partner will run the day to day functions of the company.”

What specific topics/subjects you will SHARE with other mastermind members? – “My expertise is land lording, management, and networking.  Keeping up on legislature in reference to rentals.”

Why do you wish to participate in Mastermind program – “I’ve always had a fascination with real estate but never really knew how to get into it. I see this as an opportunity to create a legacy for my family and eliminate financial concern by networking with like minded individuals and applying the principles learned through this program.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “I have yet to do so but I am willing to if the opportunity presents itself.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? – “My short term investing goal is to learn what I can through a jv. Find some wholesale deals get them under contract and reciprocate that process. Long term is to just stick with the program learn as much as possible and help others along the way. In my mind I’m going to get their by trusting the process learning from someone who’s already accomplished what I’m trying to accomplish and being coachable.”

How will you get there in your mind? – “Our short term goals are to not only master wholesaling but also put in offers so that we can start doing smaller fix and flip projects . Our long term goals are to be able to have programs to help our contractors as well as our sellers after they sell there homes . Also we want to own properties In order to have passive income.”

Non-Real Estate Business Experience – “I have been a full time Realtor for 20 years. My degree is in Medical Technology which I did for several years after college. Years of banking management, loan officer, loan processor and retail experience.”

Why do you wish to participate in Mastermind program – “I want to getting into investing for several reason.  The main one is to fund my retirement,  daughter’s current med school, son’s college in a year an half and to develop and build my retail real estate team.

Those are my financial reasons, I also have found often people are in bad situations with their property and it is actually a relief for someone to take it off their hands. I want to help in that way as well.

Then there is the each one teach one. Once I am successfully with investing I want to help others to do the same thing, one on one.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “Haven’t done any investing yet. I am always help fellow realtor with there clients, transaction etc.

I worked as a hostess for one realtor at his client appreciation event to help him get more clients which brings me nothing.

I sat in at closings for other agents for free, helped out with their clients in various way w/o compensation.

I often sit with new agents and teach them how to write a listing agreement, contract and how go to a bpo or cma… with zero compensation… I am a giver and always give back… It who I am.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? – “I want to do flips for lump sum funds and to invest those funds into buy and hold properties.

Short term goal is to flip a minuim of 4 houses in 2018 and to purchase a 2+ buy and hold properties by the end of 2018.

To develop a team of regular contractors for consistent use.

Long term (5 years) flip average of 24 houses a year and purchase 12 rental properties annually nation wide.

Getting there required doing my first deal and reinvesting the income earned from that transactions. I will need an equity partner or the use of other people funds to complete my first few transactions.

Then just put a system in place to make it a continuous cycle of flipping and purchasing properties.”

What specific topics/subjects you will SHARE with other mastermind members? – “Well I have 20 years of retail real estate experience, I am sure there is a lot I have to offer… general real estate knowledge, things I picked up from my investor clients, negotiation skills and how to successfully get around tons of issues that may arise.

I know how to get around some title issues I imagine that have stop some transaction from closing.”

Real Estate Investing Experience – “I have no real estate investing experience. I owe my own home and I am in the process of buying another home as a primary residence while renting on my current home.”

Non-Real Estate Business Experience – “I have a B.S. in Architecture from Florida A&M University.  Though I am a lover of architecture and design and have the ability to do drawings, I am not a practicing architect.  I have been a construction manager for the past 10 years.  I specialize in Government contracting services as an Owner’s representative.”

Why do you wish to participate in Mastermind program – “Everyone has to start somewhere and this program has presented itself to be the perfect opportunity to get my start in the real estate investment industry.  I was looking into investing on my own and through a mutual friend, I stumbled upon Kiyon Harley who gave me great advice on a property.  I then met Andre Johnson during a housing rehab. Both gentlemen had great business advice and awesome track records, I knew I could learn a lot from them.  I would much rather learn from some one with proven methods and experience than to jump off the boat on my own into untested waters.

I am ready to make changes in my life that will positively affect my professional development and the development of my bank account.  In my experience, it is much more effective to learn skills by participating especially in the building industry.  This  program offers an “earn while you learn” opportunity and I want to go all in.  I have learned so much already in the application process, I cannot wait to get started.”

Give an example of a way in which you have taken a leadership role in real estate and helped another investor WITHOUT compensation – “I have not personally been involved in real estate at this point, but I do not shy away from providing information to others such as contact sharing.  I believe in sharing information to those I understand are serious about advancing their goals.  I hope that others are willing to do the same for me.”

What are your short-term and long-term investing and wealth building goals? How will you get there in your mind? – “Short term:
I would like to get my real estates license in MD.
Invest in my first real estate property through the JV partnership.
Buy my second home in Washington DC.  Rent my current home in MD.
Mostly, I want to start to earn income that will supplement income from my primary career.  Ideally, this supplemental income will lead to being my primary income and I can venture into entrepreneurial ventures that can more than keep the bills paid.

Long Term:
I would like to get a real estates license in DC after I get experience in MD.
I would like to be the primary lead/partner on Fix and Flips throughout the DMV.  I am trying to get to this point by learning, accumulating funds, and partnerships through the Mastermind program.  I want to make a substantial amount money for myself and for others.
I also have a personal goal of completing a Masters in Engineering Program and becoming a professional engineer.  I was accepted into Johns Hopkins University’s Engineering School and I would love to start that program in the Fall of 2018.
I am also partnering with two of my colleagues to start a General Contracting business specializing in Government contracting.  We have already began taking steps toward this goal by gaining experience so we can start an 8A business.”

What specific topics/subjects you will SHARE with other mastermind members? – “I would love to share my knowledge base in construction scheduling and construction estimating.  A common issue I hear about while attending rehabs are cost and schedule overruns.  My experience in construction can be widely utilized to close the projected/actual gaps in these areas.”

Non-Real Estate Business Experience – “Currently, I work as an IT Portfolio Manager overseeing major IT projects over a certain threshold amount.  Prior to being an IT Portfolio Manager, I was a Contracting Officer overseeing major IT Contract from building requirements, development work statements to the close of the contract.  i also have experience in budgeting and program management.”

How will you get there in your mind? – “I explained this in another section, but my short term goal is to begin generating more leads and establish systems to streamline my business for future growth.  With continuous growth I hope not only to fix and flip properties, but to flip and hold to create passive income to build wealth.
